With all that said, Cindy and I were lucky enough to get an offer and ahead of everyone else. Thankfully, the owner accepted and even agree to clean up the property as part of the deal. Unfortunately, I don't think he realized just how big of a job it would be and after getting rid of the mobile home and some of the debris, he asked if we could just take money off the selling price. We agreed and as of 05/12/2022, Cindy and I have officially become the proud owners of Zero Topaz.

Although this was going to be an investment property, we're thinking that we'll be keeping this ranch for ourselves. Sure, it needs work but in a way, that's what makes it so much fun.

Anyway, just thought we'd share what we've been up to and hope you enjoyed the pics. :cool:

Something I should have said early in this thread.

If/when you start clean up, don't just throw the used lumber away. There are companies that pay GOOD money for reclaimed barn timber and they will come pick it up. You can make some coin AND avoid the cost and labor of removing it.

Beautiful place, loads of future memories just waiting on you guys.

You can also call lock woodworkers and many times they will come get it too! Reclaimed wood furniture is pretty big lately.
I appreciate the heads up. We actually been cleaning things up and was about to order up a roll off. May have to reconsider now.

If you have a bunch of metal laying around that you're going to pitch, there are metal scrappers that will come do it.
You may or may not get any money from them, but they will do the labor and haul it off.

Whenever we demo school equipment rooms, these guys are lining up to get the scrap. If we cut it up to the sizes they want, we usually get a kick back from them. They can't come in the school and do any work, liability issues. So we have to cut it up and get it out the door. Once outside we stack it neatly and if not gone before we leave, it's gone in the morning when we come in.

Yup, got a bunch of that including a couple of old trailer frames and an old F250. Been piling all the metal together and was hoping to call a scrap guy to come pick it all up.
 
Being that this is a rescue ranch, I've also been spending a lot of time trying to fix some of the old coral fence. Here's a shot of what a lot of it looked like when we first took possession of it.

Looks like a bunch of work from when I was there. You guys are kicking ass.
We haven't been able to work out there as much as we would prefer, more like a day or two here and there but when we're out there, we've been plowing away from sunrise till sunset. So yes, we've gotten a LOT done since you were there and to the point where I've been losing 5 lbs in just 2 days LOL. Once winter hits, we won't be able to do much so we're trying to get as much done as possible.
