I stocked up on PVC pipe and fittings but I can only stock so much, just trying to keep the shelves full but I’m having problems getting water heaters and toilets already also. What’s really crazy is the biggest builder I work for sold 111 houses in January and February already but I have no idea how they’re going to get enough material to get them all built and people moved in and they’re still selling them like crazy

Yeah my buddy is in the middle of building a home which he had hoped to be done with a year ago. Permits and plans held him up for nearly 12 months. I'm sure he is hating his build at the moment. Not only is he a year behind he initially couldn't find a rental and was in an Air BNB for 4 weeks while looking,, I'm sure his cost had gone up, as well as renting for another year. Being a home owner sucks sometimes..haha

Thats a shitty place to be. Is there anything they can do to get out of the contract without the customer allowing them to change it? I guess writing in some sort of cost increase clause to allow for changes of the contract may have been in order if that's even possible.

Yeah a co-woeker of mine is waiting on a home to be built in St. George. He signed his contract last October and by November they'd increased their home prices by 12k.

Ha! I thought I'd put all the crazy bitches behind me years ago... Then 2020 came around... Unfortunately 2021 ain't feeling any less crazy.

There are definitely ways to handle it with contract terms on the front end. After the fact though, you are hosed unless the customers agrees to give you some relief.

I saw this article yesterday about buyers bailing on contracts with new construction because of the crazy increases in costs. I'm guessing it all depends on the contract language as to if they get their earnest money back or not.

Yes its flooring that I nailed to the wall. Its meant to be a floating floor and have a space up against the wall. I wanted to run it tight against the wall so the last plank I'm each run I mitered it at 15° and cut the tab off so I didn't have to pound it over like you would on the floor.

Here's where we started ^.

Finally wrapping this up. Still have to caulk trim and fill nail holes, but for the most part, it's at a 'finished' stage. Wood wall will have a fireplace in front of it but I'll work on that over the summer. It may be hard to tell in photos but there is a large single plate of glass in where the window is.

Looks great... Nothing like routing an ogee on a regular old cheap board to make it look like a pro did it...

Thanks. Started out as dusty mdf 1 x 8. My wife got to see how the router works. Now she has all these little projects to make suddenly.
